Bristol Property Centre (BPC) is an award-winning estate agent that offer a wide range of property services, including residential sales, lettings, property management, and commercial property management.

The company approached us with the goal of generating more high-intent valuations and property instructions across the Bristol area. While already visible for some estate agency searches, Bristol Property Centre needed a more commercially-focused strategy capable of generating consistent valuation and landlord enquiries across Bristol.

The Challenge

Bristol Property Centre’s biggest challenge was getting new instructions in a highly competitive sector, competing with the likes of Boardwalk, Ocean and CJ Hole, who dominate search results in Bristol. Many of this competition have premises on the high streets across Bristol’s suburbs; BPC have only one.

The company already ranked well for searches related to “estate agents in Bristol,” but they were keen to generate leads with Google Ads in areas more aligned with getting instructions and landlord services. They wanted clients who were ready to sell their properties or rent them out, but were struggling to connect with these leads. 

There were technical challenges as well. Historical tracking issues had severely limited campaign visibility and reporting accuracy, making optimisation far more difficult.

What We Did

  • Keyword Targeting: we focused the campaign on high-value search terms such as “property valuations Bristol”, “letting agents Bristol” and “how much is my house worth?”, expanding into new campaigns as opportunities emerged.
  • CMS Collaboration: working closely with the developers managing BPC’s proprietary CMS, we overcame technical limitations to get the campaign live.
  • Resolved Tracking Issues: we identified and fixed a Google Analytics issue caused by a misconfigured cookie consent tool, restoring accurate reporting.
  • Adding Negative Keywords: BPC were getting calls from people looking for competitors, so we added competitor names as negative keywords.
  • Full-funnel expansion: following a relaunch in August 2025, we broadened the strategy beyond bottom-funnel search, introducing Performance Max campaigns alongside remarketing and first-party audience data.

Social Media Management

  • We built a consistent content strategy across Facebook and Instagram, reflecting BPC’s brand identity and positioning them as local property experts for buyers, renters and student accommodation across Bristol.
  • Regular content filming days give us a steady supply of high-quality video showcasing the team, while freeing up BPC’s time to focus on day-to-day operations.

Email Marketing

  • We introduced email marketing to nurture leads and keep BPC front of mind with their audience. This is a newer channel for the account, so full performance reporting will follow as more data builds up.

The Results

In their first 12 months, the Google Ads campaign became a major lead generation channel for Bristol Property Centre:

  • 77% reduction in cost per conversion (from £466.09 in March to £105.09 in September 2024)
  • 104% growth in conversion rate
  • 54% reduction in cost per click (from £4.16 to £1.91)

Following the August 2025 relaunch and full-funnel expansion, results have scaled well beyond that first year. Comparing the original launch period (Feb–Apr 2024) with the optimised, post-relaunch account (Aug 2025–Feb 2026):

  • 519% increase in conversions (598 to 3,701)
  • 1,204% increase in traffic and engagement (2,795 to 36,458 interactions)
  • 178% improvement in click-through rate (1.21% to 3.37%)
  • 6% reduction in average cost per click (£1.25 to £0.26)
  • 45% further reduction in cost per conversion

Improved conversion tracking via Google Tag Manager also gives a clearer picture of lead quality, recording 36 tracked property valuation requests, 62 lead enquiry form submissions and 20 direct contact leads in the past seven months.
