Bristol Property Centre (BPC) is an award-winning estate agent that offer a wide range of property services, including residential sales, lettings, property management, and commercial property management.

The company approached us with the goal of increasing property instructions and attracting more landlords across the Bristol area. Despite ranking well for certain keywords, they needed a more targeted Google Ads strategy to attract clients interested in property sales and valuations.

The Challenge

Bristol Property Centre’s biggest challenge was getting new instructions in a highly competitive sector, competing with the likes of Boardwalk, Ocean and CJ Hole, who dominate search results in Bristol. Many of this competition have premises on the high streets across Bristol’s suburbs; BPC have only one.

The company already ranked well for searches related to “estate agents in Bristol,” but they were keen to generate leads with Google Ads in areas more aligned with getting instructions and landlord services. They wanted clients who were ready to sell their properties or rent them out, but were struggling to connect with these leads. 

There were technical challenges as well. Their website was built on a proprietary CMS called Property Jungle, which is not a user-friendly platform and presented us with some technical challenges to overcome in the execution of the Ads campaign (challenges we just wouldn’t encounter on a platform like WordPress). 

Additionally, a misconfigured cookie consent tool that their web developers created had disrupted their Google Analytics tracking for several months, significantly impacting their historical campaign reporting.

What We Did

  • Keyword Targeting: We focused on targeting our Ads campaign at high-value search terms such as “property valuations Bristol,” “letting agents Bristol,” and “how much is my house worth?” to attract clients looking for property sales and rental services. Expanding out these target keywords and creating new campaigns to target new opportunities.
  • CMS Collaboration: Working closely with the developers managing Bristol Property Centre’s proprietary CMS, we overcame technical SEO limitations and made the necessary adjustments to get the campaign up and running.
  • Resolved Tracking Issues: We identified and fixed a serious Google Analytics issue caused by a misconfigured cookie consent tool, restoring accurate reporting for Google Ads and SEO performance.
  • Adding Negative Keywords: BPC were getting a lot of calls from people actually looking for competitors. Sometimes this is fine, as you can steal enquiries, but not in this case. As a result we added competitor names as negative keywords.

The Results

The results we have achieved for Bristol Property Centre with our Google Ads campaign is driving more business their way, as they report a significant uptick in enquiries.

Top level results we’ve achieved in under 12 months for them are below:  

  • 77% reduction in cost per conversion: Cost per conversion dropped significantly from £466.09 in March to £105.09 in September 2024.
  • 104% growth in conversion rate: Effective audience segmentation and ad optimisation resulted in a substantial increase in conversion rate.
  • 54% reduction in cost per click: Cost per click decreased from £4.16 in March to £1.91 in September 2024, highlighting improved ad efficiency.
